About the Role:

The Quality Control (QC) Manager is responsible for ensuring that all construction work performed by third-party general contractors meets Marian’s standards of quality, safety, and compliance. This role serves as the compliance manager for quality assurance, overseeing aspects of outsourced projects from initiation through completion. The QC Manager will establish and enforce quality control procedures, conduct site inspections, and collaborate with contractors, design teams, and internal stakeholders to identify and resolve deficiencies. They will play a critical role in safeguarding Marian’s reputation by ensuring projects are delivered to specification, on schedule, within budget, and in compliance with regulatory and safety requirements, thereby delivering a high-quality final product.

Travel to out-of-state project sites will be required.  Expected travel to project work sites will be 40-60% of the time.

Minimum Qualifications:

Education/Work Experience: 

  • Degree in Construction Management, Civil Engineering, or related field; equivalent work experience will be considered in lieu of a degree.
  • Minimum of 15 years’ experience in construction quality control (Project Manager or equivalent).

Competencies:

  • Proficient in computer skills, including: 
  • All MS Office products (Word, Excel, Access, PowerPoint, Teams).
  • QA/QC Software
  • Construction Management Software
  • e.g., Procore, Bluebeam, Smartsheet, Autodesk, Plan Grid or similar platforms.
  • Excellent knowledge of all phases of building construction, including work commonly done by various building trades.
  • Strong knowledge of construction materials, methods, codes, and quality standards.
  • Excellent attention to detail, problem-solving, and communication skills.
  • Ability to read and interpret plans, specifications, and technical documents.
  • Ability to work in a collaborative team environment.
  • Ability to professionally communicate the basis for individual work product when in a highly stressed environment
  • Ability and willingness to abide by Marian Construction’s policies daily.
  • Proficient in OSHA and safety regulations.
  • Ability to consistently meet deadlines and put in the time needed to get the job done.
  • Ability to identify need, remove barriers and develop the action plan to make things happen. 

Essential Functions:

  • Create and maintain project files (hard copy and digital) using approved templates and naming conventions per Marian Construction SOPs; update daily with contact information and required documents.
  • Read and interpret plans and specifications to fully understand project scope; perform minor plan takeoffs, solicit and compare contractor/subcontractor/consultant proposals, and compile results with the project team.
  • Interpret and explain plans and specifications in detail to support effective communication and project reporting.
  • Manage, issue, and review project budgets, owner contracts, purchase orders, schedules, submittals, RFIs, change orders, and all related paperwork; oversee cost control and document control for each project.
  • Collaborate with project teams (architects, engineers, partners, attorneys, internal staff, and third parties) to assemble all documents required for closing checklists, including permits, contracts, designs, procedures, schedules, schedule of values, and submittals.
  • Review and approve product and material submittals from GCs, subcontractors, and suppliers against plans, specifications, and schedules; package and forward as needed.
  • Monitor overall project construction status with the GC; identify and resolve issues, implement preventive measures, and escalate to the DOC as required.
  • Ensure projects are safe, clean, and reflect positively on Marian Construction, Marian Development Group, and partners.
  • Confirm all OSHA and corporate safety measures are in place during site visits, and ensure proper PPE is worn per the Marian Construction Safety Manual.
  • Ensure GCs provide required monthly project reporting.
  • Document and publish meeting agendas, minutes, and notes, along with key communications (emails, photos, reports) with GCs, owners, subcontractors, staff, and agencies; maintain records in project files.
  • Manage assigned staff and ensure accountability for responsibilities and performance.
  • Schedule or attend all required on-site and office meetings/training per Marian Construction SOPs, including onboarding, project kickoffs, weekly coordination, quality control inspections, pay request reviews, design/coordination, safety, project status, cost meetings, trainings, and special meetings.
  • Review, approve, and communicate contractor change requests for compliance with scope and contract documents; generate owner change order requests using approved SOP templates.
  • Review and approve GC applications for payment promptly; ensure accuracy of project details, cost codes, and routing for review/recording.
  • Assist Accounting with preparation of monthly QCM project payment applications to owners.
  • Review, provide feedback, and approve (stamp) GC/contractor payment applications for assigned projects.
  • Assist Accounting in preparing draw projections for DOC review.
  • Review and comment on GC progress schedules; collaborate with GC project managers to ensure revisions align with Marian Construction requirements, track milestones, and hold GCs accountable (including issuing Notices to Cure if needed) to avoid costly deadline penalties.
  • Maintain strict confidentiality and security of all project-related information.
